THE STORY SO FAR

VISION 42 The Calls Hotel is a prime opportunity for a luxurious 5-star redevelopment. Current owner, Simon Pollard, had a vision to reignite the location and create opulent accommodation in a truly unique setting, with the refit blending high-end, contemporary suites into the footprint of the 18 th century corn mill. The original plans added new features to the hotel such as an exclusive, VIP rooftop champagne bar, a gourmet restaurant and more. The introduction of a premium chauffer service will be offered to guests, with the option to travel in a Rolls-Royce or cruise down the River Aire on a dedicated Riva Boat if arriving by train. We wanted to share these plans with potential investors to show the potential in creating the best hotel in Leeds 42 The Calls Hotel began its life as an 18 th century corn mill, as part of the Leeds Co-operative group and grew to be of huge importance during the industrial revolution due to its riverside location. Following a combination of factors that led to the decline of the waterfront district in the 20 th century, the once grand mill of 42 The Calls was left to decay. It became a cheap, leaky warehouse, where rusting machinery left clues to it’s glorious past. In the 1980’s, slow shoots of rebirth began, where factories and properties around the area began to be sold, and the cities trendiest area began to take shape. In 1991, the former mill was transformed into 4-star 42 The Calls Hotel and has struck a chord with guests over the past several decades. It’s now time for the hotel to be given a new lease of life and restore its place in the premier league. HERITAGE

The redevelopment of 42 The Calls Hotel compromised the complete refurbishment of the existing hotel, along with other elements including the currently redundant 44 The Calls Restaurant.

The renovation of all hotel rooms to an exceptional 5* standard, with 37 suites to choose from inclusive of the Penthouse suite.

The renovation of the existing Café Bar into a high-end, relaxing space for hotel guests and the public.

The renovation of the existing restaurant into a large open plan space, which flows with the waterfront location in the design, inclusive of private dining facilities.

Alongside the renovation of existing elements, the redevelopment includes the introduction of a number of new features. These include:

Rooftop Champagne Bar An exclusive bar for members-only, offering stunning views of the riverside scenery, and serving a selection of top shelf champagne.

Champagne Bar A champagne bar will be created on the ground floor, offering a luxury ambience and indulgent experience for guests, restaurant customers and the public alike.

Chauffeur Service The choice to arrive at the hotel in a chauffeur driven Rolls Royce or the hotel’s very own Riva boat which marks the start of a delightful stay, where each guest will be welcomed with a glass of champagne

Upon entrance to the hotel lobby, they will be immersed in signature scents creating an ambience of true luxury and warmth. Welcomed with a glass of freshly poured champagne, and checked in with the option of a digital concierge, integrated with personal service of concierge staff ensuring all guest’s needs are met from the moment they step into the building. Not just a place to lay your head… Following an entrance through calm and glamourous corridors, each of the 37 suites will be elegantly decorated, with the design blending high-end, contemporary style with influences reflecting the hotel’s heritage within the industrial revolution, with rough stone finishes, walnut timbers and rich, dark marble tiles. Softened with smooth leather and concealed lighting, the high-quality finishes provide a decadent suite to relax and indulge within. HOTEL ROOMS

CORRIDORS & ROOMS

A selection of 37 suites will be available to guests, ranging in size and offering, but with no compromise on style. The standard rooms will offer everything you would expect from a 5 star room, with plush finishes and seating areas. Premium rooms have an added element of luxury, with additions of circular, bronze baths and 4 poster beds alongside lounge seating areas. Director, Junior and Heritage suites will include segregated lounge areas from the bedroom and offer an upgraded experience from the open plan rooms. The Penthouse suite is the ‘crème de la crème’ of the hotel, providing the most opulent accommodation, set in a master suite inclusive of a concealed kitchenette for the long stay guest comforts with the balcony overlooking the stunning waterfront setting. THE CAFÉ BAR Overview

Open to guests and passers-by alike who can expect to be welcomed in with aromas of rich, freshly brewing coffee, delightful pastries and homemade soups. It will become the city’s own European Café experience, with a sun kissed terrace adjacent to the River, where customers will be transported to idyllic Italian terraces. The café bar can expect to become a destination for guests and others with this premium offering, in a modern and uniquely decorated setting that offers a delectable menu consisting of freshly baked pastries crafted by an expert chef, alongside other delicious snacks and treats to accompany high quality coffee. Instagramable areas add areas of interest to the café, adding to the uniqueness of the setting with beautiful corners for guests to discover.

ROOFTOP CHAMPAGNE BAR (MEMBERS ONLY) Overview

The exquisite Champagne Bar will be situated on the rooftop, accessible via a glass elevator and with a glass covered terrace only accessible to members, it will deliver unbeatable views along the River Aire, presenting an excellent opportunity to unwind and soak in the sights that Yorkshire’s finest city has to offer. A selection of top-shelf champagne will be available, alongside a range of specially selected wines and spirits hand selected by an expert sommelier.

Seating will be plush and ensure a secluded, private feel for diners, along with the special option to sit at the chefs table, for a unique and personal experience.

Private dining will be available, in a hidden location, accessible through a secret doorway will guide diners into an elegant, intimate setting. This is perfect for corporate guests, or those celebrating a special occasion and who desire an extra-special dining experience. This also included a dedicated, bespoke waitress section ensuring guests needs are met and attentive service is provided specially.
